Opportunity

NHS Estates Crisis 

 

Willesden Green Surgery, on Anson Road, serves 15,000 residents out of the smallest GP Premises in NHS North West London putting the service at risk of closure without new facilities. 

 

The Cricklewood growth area has been identified by NHS Brent as the borough’s #1 priority for new healthcare space.

Disused Gladstone Centre

The Gladstone Centre on Anson Road is a disused pre-war building in disrepair, located on Metropolitan Open Land with strict planning restrictions.

​The site occupies a prominent position on the corner of Gladstone Park, opposite the park’s outdoor gym, presenting a unique opportunity for a new community health and wellbeing centre.

The Vision

This is a new and exciting model for the delivery of truly integrated community healthcare at scale, with potential to become a leading example for London.

The proposal benefits from: 

  • A location on the corner of the scenic Gladstone Park

  • Park runs, sports facilities, and an outdoor gym just seconds away.

  • A new community plaza and food truck. 

  • Outdoor and indoor seating for a coffee shop integrated into the health centre, creating a welcoming and less intimidating environment.

  • A community padel court, with exercise-on-referral programmes to tackle social isolation and inactivity.

The1,000sqm hub will include: 

  • State-of-the-art healthcare facilities with 15 clinical rooms, including space for integrated neighbourhood teams, mental health professionals, physiotherapists, dietitians, and wider healthcare roles. There will be a surgical procedures suite to bring hospital services closer to home.

  • Two community well-being studios for fitness classes, yoga, group therapy sessions and more.

  • 140 sqm community hall, a kitchen and office space, to support community events and strengthen local connections.

  • A community pharmacy to provide additional health services and convenience for patients and park visitors.

The Location

Current Site

The site currently contains the Kilburn Cosmos Rugby Clubhouse and the disused Gladstone Centre. The proposal is to demolish the existing structures and create a modern health and community hub. The Kilburn Cosmos Rugby Club plans to relocate to the adjacent pavilion building (not shown here).

Transport

The site is located along the 226 Bus Route (marked as a red route on the map).

 

The site is located ​​between 3 stations:

  • Dollis Hill Station (12 minutes walk)

  • Willesden Green Station (14 minutes walk)

  • Cricklewood Station (20 minutes walk)

Environment

Our commitment to the environment: 

  • BREEAM Excellent low-carbon building

  • Landscaping and planting to enhance biodiversity and green space

  • Limited parking for GP home visits with EV charging

  • Cycle parking and staff showers to support active travel

Padel

​The proposal includes a Padel court, tucked away behind the Anson Road treeline. Padel is the fastest growing sport in Europe. It’s a racket sport played in doubles, in enclosed glass walls. 

Why padel?

  • Accessible for all – easy to learn and suitable for all ages and abilities

  • Great exercise – more continuous play than tennis

  • Social sport – always played in doubles

  • Supports NHS staff wellbeing and recruitment

Special Thanks

Willesden Green Surgery had reached a critical point at 59 Anson Road, where the severe shortage of clinical space meant the practice could no longer safely continue serving the growing local population.

Without the extraordinary support and commitment of colleagues within Brent Council and the NHS North West London Integrated Care Board, the practice would have been forced to close. 

We are deeply grateful to the individuals listed below whose leadership and support helped secure a future for the practice and made this new health and community hub possible.
